Why Do I Need Fire Sprinklers Inspection?

Fire Sprinkler Inspections are a big part of your risk management for your building or business. Without the proper inspections, not only are you operating outside the parameters of the law, you’re also creating a dangerous and potentially deadly situation in you building/business. Fire Sprinkler Inspections are meant to catch any problems before they become serious and could severely limit the effectiveness of your fire sprinkler system. The test assesses and evaluates all system components and determines the system’s ability to function properly in a fire emergency. It is also required by law.

Why Are Fire Sprinkler Inspections So Important?

Fire Sprinklers are often considered the first line of defense in a fire. A well-maintained sprinkler system provides your building with a quick-trigger response to fire. Fire Sprinkler inspections are done to ensure a reasonable degree of protection for life and property from fire through regular inspection and testing methods as outlined within NFPA 25 standards. The inspections are mandated by the California State Fire Marshal (CSFM) in accordance to California Code of Regulations Title 19: Public Safety. It is the Law!

How Often Should Fire Sprinkler Systems Be Inspected?

Different types of fire sprinkler systems need to be tested in different ways. The Inspection schedule is determined by local code, the building occupancy type, and which components are used in the fire sprinkler system.

All Commercial Fire Sprinkler Systems are required to be Inspected and Tested on a regulated schedule conducted Quarterly, Annually, and every 5 Years. These inspections are mandated to be conducted by the California State Fire Marshal (CSFM) in accordance to California Code of Regulations Title 19: Public Safety.

Some insurance carriers require more frequent inspections. In addition to the regular inspections, a fire sprinkler system should be inspected any time there is a change or modification to either the system or the building.

What is the Difference Between Fire Sprinkler Inspections and Testing?

While the words “inspection” and “testing” are often used interchangeably when it comes to your fire sprinkler systems, they are actually quite different. An “Inspection” requires the technician to physically inspect the system looking for signs of damage such as corrosion, leaks, paint on sprinkler heads, orientation and clearance below the sprinkler head, hangers, seismic bracing, etc…

Each of the considerations helps the fire protection technician determine if you need to make any changes or repairs to stay within the codes and be compliant for the safety of your property.

Testing” a fire sprinkler system generally refers to an activity when the technician operates or exercises components in the system to ensure they function as intended. This testing could include interaction with the fire alarm panel as well to test the moving parts to complete the fire sprinkler inspection.

What is Inspected and Tested During the Inspection?

There are lots of pieces and parts, both electrical and mechanical that can fail and cause a fire sprinkler system to not function properly, which is why inspection and testing is so important. All of these things need to be addressed during the inspection and testing process. See the fire sprinkler check list to see what is tested.
